Investment Property Makeover
Bringing a dated 1980s dwelling up to rental standard required addressing both compliance issues and aesthetic concerns while maintaining strict budget discipline. The non-compliant internal staircase was redesigned to meet current building codes, and the extremely dated lower floor received a comprehensive refresh that transformed the space into attractive, functional accommodation. Every design decision was made with investment return in mind. Upgrades focused on durable, cost-effective finishes that would appeal to tenants without over-investing in features that wouldn't increase rental value. Separate access was added to the lower floor, creating the potential for future subdivision into two independent dwellings—a strategic move that provides the owner with options to maximise returns as market conditions change. The documentation delivered a clear path from non-compliant and dated to rental-ready and future-flexible, all within a budget that made financial sense for an investment property.
